This project involved the construction of a single-storey side return extension, transforming the ground floor living space and creating a larger, more functional kitchen and family area.

One of the key challenges of this project was the complete lack of rear access to the property. All excavation materials, building supplies, and waste had to be transported through the house while the client remained living in the property throughout the works. Careful planning, organisation, and site management ensured the project progressed efficiently while minimising disruption to the homeowners.

The existing side wall of the property was removed, and structural steelwork was installed to support the retained upper floors. A new external wall was then constructed along the boundary line to form the extension. As part of the internal reconfiguration, a new ground floor WC was created beneath the staircase, maximising the available space within the property.

The extension was constructed with a new sub-base floor, incorporating a wet underfloor heating system and screeded floor finish. New drainage was installed to serve the kitchen layout, and an existing failing manhole was relocated to accommodate the extension footprint and improve the overall drainage system.

The new space benefited from a complete first-fix and second-fix plumbing and electrical installation, along with plasterboarding and plastering throughout. A new roof structure was constructed across the side and rear extension, complemented by a large glazed rooflight and contemporary sliding doors, flooding the space with natural light and creating a strong connection to the garden.

To enhance the indoor-outdoor living experience, matching porcelain tiles were installed internally and extended into the garden, creating a seamless visual transition between the two spaces.

All works were completed in accordance with the approved specifications and fully complied with current Building Regulations and Building Control requirements, delivering a high-quality extension that significantly improved both the functionality and value of the property.
