This project involved the construction of a single-storey side return extension alongside a complete renovation and reconfiguration of both the ground and first floors, transforming the layout while retaining the property’s character and improving its functionality.
The property had been suffering from extensive damp caused by a failed drainage system. Before the renovation could begin, the defective drains were excavated and replaced, resolving the underlying issue and providing a sound foundation for the refurbishment. Throughout the project, the client remained living in the property, requiring careful planning and phased construction to minimise disruption.
The side return extension created a spacious open-plan kitchen and dining area at the rear of the property. Large sliding glass doors were installed to maximise natural light and create a seamless connection between the interior and the garden, resulting in a bright, modern living space.
Internally, the ground floor layout was completely reconfigured. The previously open-plan front of the house was reinstated to its original room proportions, creating a more practical and traditional layout. The front reception room was transformed into a comfortable living room featuring bespoke built-in cabinetry surrounding the fireplace, while the adjoining room became a generous double bedroom with custom-made fitted wardrobes providing extensive storage.
The first floor was also redesigned to make better use of the available space. The principal bedroom suite was reconfigured to improve both circulation and storage, with the entrance to the en-suite cleverly concealed within a run of bespoke wardrobes. When closed, the doorway appears as part of the wardrobe, creating a seamless and elegant finish. French doors were also installed, opening onto the roof terrace and enhancing the connection between the bedroom and outdoor space.
The completed renovation successfully combined structural alterations, bespoke joinery, and high-quality finishes to create a practical, stylish home while resolving long-standing issues with the building’s drainage and damp. The project was delivered to a high standard with careful attention to detail throughout, despite the challenges of working in an occupied property.
